Public Housing in Ibiza

The design of the new building for Public Housing in Ibiza is determined by criteria of versatility in plan that allude to the issue of housing shortage on the island, as well as considerations of environmental sustainability, which mitigate the effects of the climate emergency.

On the one hand, the building is composed by a series of equally-sized dwelling cells (12 sqm) that can be used for multiple purposes. This generates versatile housing units that can cater for different types of cohabitation models. The building includes a total of 56 dwelling units, 70% of which are one-bedroom, 20% two-bedroom and 10% three-bedroom. Five of the units are universally accessible. Similarly, the two basement levels house a total of 58 parking spaces, 4 of which are accessible.

On the other hand, the modular structural system is composed of a series of parallel CLT walls and floor slabs. This material offers a minimal carbon footprint. It also shortens construction time through industrialized methods and improves the thermal insulation of the interior spaces. The façade is enclosed by a series of panels of local “mares” sandstone with solid insulation. These provide high thermal mass to the building, minimizing its climate conditioning loads and linking it to the material identity of the island. Finally, each of the units in this building for Public Housing in Ibiza benefits from natural cross ventilation and a solar protection system through traditional wooden blinds, as well as a heat exchanger, an air source heat pump and an electricity usage monitor.
